Wolf Creek Ranch

The Challenge: With a footprint of 14,000 acres, Wolf Creek Ranch was selling wilderness area lots of 160-acres each for people to turn into ranch estates. Unfortunately for most people, it’s hard to get your arms around something the size of Manhattan.

After the initial wave of interest in Wolf Creek Ranch property slowed, sales momentum stalled. After taking over the account, we concluded that there were two challenges: educating Realtors and informing consumers. To this end, we executed a dual campaign to address both. On the Realtor side, we created and sponsored events that educated and invigorated the realtors. On the consumer side, we created a series of unique, high-end advertisements that ran in the Wall Street Journal. Both sides of the operation were backed by redesigned collateral material and direct mail.  

The Result: With strategy developed in conjunction with Prudential Real Estate Listing Agent Will Lange, and a key hands-on selling program, the percentage of properties sold has risen from 20% to 90%. What’s more, with the repositioning, lot prices have soared an amazing 350% over the past five years.
